This project by Ryman Healthcare Ltd is to construct a retirement village in Kohimarama on a currently undeveloped site, accessed from Kohimarama Rd and John Rymer Place, in eastern Auckland.

It will provide 173 care beds, including hospital care and specialist dementia care and 123 independent apartments.

On 12 February 2021, Ryman Healthcare Ltd lodged a resource consent application with the EPA for the project.

On 19 February 2021, the EPA determined that the application complied with the requirements set out in clause 3(1) of Schedule 6 of the Act, and could be provided to the Expert Consenting Panel appointed to determine the application.
